We manage a handpicked portfolio of core retail and leisure destinations in the UK that, through our transformative approach, out-perform the market and benefit all stakeholders. 

Redical’s portfolio comprises three core assets: Victoria Leeds; The Liberty, Romford; and Clayton Square, Liverpool. Together, they total almost 1.2m sq ft of retail, F&B and leisure, and have a combined annual footfall of 32m.

While very different in nature, the assets share the same characteristics: they are in central, high footfall locations; they possess strong fundamentals; and each has unrealised potential.  This is what makes them core.

Alignment of
interests

We invest directly into our assets. This reinforces our alignment of interests with our clients, which we deem fundamental in safeguarding success. In essence, we make money when our investors make money, not when we ask them to spend it.

Every investment is calculated in terms of ROI and de-risked as much as possible. We act decisively and quickly, using technology and data innovatively to facilitate better measurement, transparency for partners, automation to increase efficiency and quality control, all of which drives enhanced financial performance.

Dynamic
management

We consider the management of core assets as optimising the relationship between ‘offer’, ‘environment’ and ‘experience’. The three components are interlinked and interdependent, but crucially, we consider them from the perspective of our stakeholders.

Data, facts and experience are then applied to achieve the best outcomes in terms of asset performance. This is done by managing our core assets as operating businesses, in which each element must be run optimally, while also recognising that each impacts, and is impacted by, the other elements.

Transformation through Accumulation

Our belief is that significant enhancements to commercial performance and value can be achieved not by major cap-ex investments, but through a process we describe as transformation through accumulation.

We focus on making a number of smaller, but no less significant, changes and enhancements to our core assets that together drive improved performance.
